Owned by the City of Frankenmuth, the building was built as a production facility in the 1950’s. Interested businesses can lease all or part of the available 30,800 square feet. Currently the parking lot is improved and striped for 125 parking spaces with capacity to increase parking to 150 spaces. Appropriate uses include assembly and machining, warehousing, and office. The building is zoned Industrial.
Ceiling height in the center is 16’8” with an outside beam measurement of 13’ and sidewalls at 15’. There are two (2) dock high doors available as well as one drive-in door. Built with beams on 25 foot centers, the building can be subdivided into 2500 square feet spaces (or multiples thereof). This simple graphic gives a general site plan for the building.
Along the front of the building (the east side or Franklin Street) is an 1800 square feet office space which includes an unfinished mezzanine accessible from the production floor. For use as a manufacturing facility, the building will require upgrading of restroom facilities. Depending on use and square footage required, additional improvements may be needed.
